Practical checklist for rental owners

Start by separating leasing from management.

A separately listed placement fee does not by itself prove that a company sells placement without an ongoing management agreement. Our directory’s placement-only filter requires an explicit statement of a standalone service.

Ask the company to confirm that its placement service is available on its own and that the quoted price applies to a standalone contract for your property.

Agree on the work before the fee.

  • Who prepares the listing, photos and showings?
  • Which screening steps are included, and who makes the final decision?
  • Who prepares the lease and move-in records?
  • When is the fee earned, and what happens if the tenancy does not start?
  • Is there a replacement commitment? What limits and conditions apply?
  • Which documents and keys are handed back, and when does responsibility return to you?

A useful handoff is part of the service.

Ask for an agreed list of records and responsibilities. Clarify who communicates with the tenant after move-in, receives maintenance requests and keeps the rent ledger. Do not send tenant documents to this website; discuss any required information directly with your chosen provider.

Our guide does not assess screening quality or recommend a tenant. A documented service is evidence of an advertised offering, not a performance guarantee.
